Re: Rent Concessions

In regards to any questions about rent concessions as per the language of all 80/90 Maiden Lane leases,

No concessions are to be granted due to Super Storm Sandy.  Please look to Article 29 (Property Loss, Etc.) As well as these highlights listed below.

Article 3
Section: 3.05 -  of tenants' lease clearly states "Except to the extent expressly provided to the contrary in this Lease, Base Rent, and any Additional Rent (collectively, "Rent") shall be paid to Landlord/ without abatement,deduction or setoff of any kind whatsoever"

Article 11
Section 11.01 -" If the Demised Premises or any part thereof  shall be damaged by fire, or other casualty......"-etc.
                                     (NO TENANT'S SPACE WAS DAMAGED BY FLOODING)

Please refer to your own leases to see clarification of this matter.  All rents are to be paid as per the lease agreement.

Heat Update

Not much has changed in regards to the heat since late Friday afternoon.
The Steam is ON thankfully per Con Ed.  The upper house of our building (floors 15-25) should be receiving heat from both the window units(the vents on window sill base with knobs) and the interior air units (the square vents from ceiling).  All upper house tenants should double check that all thermostat knobs are turned to heat  (not on the "snowflake" cool icon).

In regards to the rest of the floors, this is still being worked on.  Apparently the system that supplies the heat to the lower portion of building was damaged in the flood as well.  The system is being worked on and we appreciate your patience.

Thankfully, temperatures are expected to be MUCH MILDER this week in NYC.

The status on 90 Maiden's heat is still the same as it was as of Friday. System's parts are slated for Tuesday (tomorrow) to begin being worked on.

Daily Wrap-THE STEAM IS ON

The heat is on!!  No folks it is not just a bad 80's song.  :)

Con Edison has turned on the steam over at 80 Maiden Lane. News I am sure, all are happy to hear.

As of this moment Friday @ 5pm, the steam is mainly only dispensing heat to the upper house of the building.  This includes floors 15 -25. The 2nd floor I  believe is also receiving heat (different kind of unit on floor). This weekend I am told that engineer staff will be on site to repair any problem that is keeping the lower house from recieving heat.  

As for any 90 Maiden lane tenants, its a bit trickier of a fix.  90 ML recieves heat via second hand through 80ML 's system.  The pump that is intended to distribute this was under water during the flood and ruined.
We have been told that the parts needed to repair it are slated to arrive Tuesday.

This has been a very trying week here at 80/90 ML.  We have all felt the stress, the loss of business & for some the horrible damages to homes and other personal property.  We are all in this together and hope that Monday brings us a warm, and more normal sense of time in the work place.  We all forget that work is where we all spend a huge chunk of time in our lives, sadly sometimes, we all see each other more than even our families.  If anything, perhaps Sandy has made everyone a little closer and friendlier here at 80/90 Maiden Lane.

Some hiccups in normal services



At this time of recovery post Sandy, some plumbing was compromised when the water was put back on due to air pressure trapped in pipes.


Also the entire sub-basement was flooded, which created the loss of all our house cleaning & engineers tool shop supplies (plumbing, etc.).
Many bathroom leaks and such are being recorded on a list of repairs, however they will not be taken care right away.  

Also please note that at this time the regular freight elevators are not functioning.  Please keep any deliveries to building minimal at best.  Also the use of recycling hampers, dumpsters/bins are temp. suspended as well.  

Please continue to leave any usual trash by the freight elevators after 4pm.  
    

Please be patient while the building continues to tackle the issues we are all dealing with. 

 



Hurricane Sandy Telephone and Internet Interruption

It appears that Verizon has incurred major damage to its main downtown Central Office.

Thankfully on November 7th, Econotek’s Telephone and Internet Services had  been fully restored for the building's Econotek customers.

Temporary Water Shut Off

Water to the restrooms is off at the moment.  The temp. water pump system for the building is being worked on as we speak. It is slated to be back on and running at the very latest 2pm.  We apologize.

11/7/12-Daily Wrap Up

Might start just posting to everyone a "wrap up" daily of sorts.  Might be just a better way to once again let everyone know the status of how we are coming along post horrific Sandy's wrath.

As of today it seemed a lot more tenants and companies were trying to really kick into gear with a more (attempting to) normalcy. I do know a lot more internet & phones came back on today throughout the building. Again BLDG MGMT IS NOT RESPONSIBLE FOR THOSE SERVICES. Though it is not myself nor the company's responsibility to manage nor provide those services, it is however I think important to note it's boosting encouraging moral & good spirits.

If you were here today you know how VERY VERY cold it was throughout the ENTIRE building today and especially the lower floors.  I IMPLORE you all who are coming to offices for a full days work tomorrow to DRESS WARM & COMFORTABLE!!

As I mentioned in an earlier post today, we are at the mercy of Con Ed for providing us our steam/heat services.  Some parts of Financial District are also suffering with us and we have been told that the latest start date could be November 11th.  Now that is a worst case scenario, we hope. 80/90 Maiden Lane is fully prepped and ready to begin heating once Con Ed puts the steam on! I just want to make that clear to everyone that it is out of our hands, sadly. It could be tonight, it could be tomorrow, or worst case the 11th of November as they have stated. Lets all try to layer up tomorrow and cross our cold fingers & toes that steam will rise here again. LOL!

Lets hope this new storm today passes fast.

Mail Delivery

I have alerted the mail man today that we are in operation here.  Mail is to be delivered as normal beginning tomorrow I am told.

Con Edison Heat Update

We have been told by Con Edison that the heat could take as long as till November 11th to be turned on. 

Fed Ex Packages- Wednesday 11/7/12

Fed Ex Packages are sitting in building office that were delivered on Monday. I will instruct Fed Ex to deliver what is here to tenants when they come today, but it is usually early afternoon.

Tenants are encouraged to stop by building office on 14th floor if they would like to check on a package before Fed Ex arrives.

If no one is in building office, please wait till Fed Ex arrives later today.

Attention All Tenants!

BUILDING MANAGEMENT IS NOT RESPONSIBLE FOR PROVIDING PHONE & INTERNET SERVICES.  PLEASE CONTACT YOUR PROVIDERS WITH ANY QUESTIONS.

There is a possibility that steam/heat will be back tomorrow.  It is entirely dependent on Con Ed, so we ask that you please be patient.

Building is open for business tomorrow, we advise that everyone please DRESS WARM!!!

Monday 11/5/12 - 4:10PM

As of this afternoon, Monday November 5th the building continues to be in a suspended state of operation. 

  • No phone/internet service
  • No heat/steam
  • No running water in restrooms & most tenant pantries 

The building sustained serious flooding in the storm, As the clean up effort continues, we ask that you be patient while management continues to put all systems back in place. 

Please continue to check this site for updates regarding time tables for when things will be returning back to normal.
